South Florida Community Land Trust Infill Housing

BROWARD COUNTY, FLORIDA

The South Florida Community Land Trust (SFCLT) is a non-profit housing developer committed to building permanently affordable housing. As a community land trust, the affordability period of their properties extends beyond the typical timeframe through a 99-year ground lease.

Realm designed a prototype single-family home for small, infill lots currently owned by various municipalities in Broward County. Each home will be a minimum of 1,360 square feet of conditioned space, with three bedrooms and two bathrooms. The prototype was designed with simplicity, functionality, constructability, sustainability, and longevity in mind, for the long-term benefit of homeowners. 


The prototypes are currently proposed in Oakland Park, Hollywood, and Davie to make the highest use of overlooked, vacant infill lots. Together, initial phases could result in the construction of over twenty homes, adding to a community's housing stock while protecting the overall affordability of its neighborhoods.
